2020 Global REITs Seminar Has Been Held in Beijing

 On December 12, “2020 Global REITs (Beijing) Seminar” co-organized by Beijing Fund Town, China REITs Alliance, China Minsheng Trust Co., Ltd. and the Editorial Office of Comparison Magazine was held in Beijing with academic support from the Real Estate Finance Research Center, PBC School of Finance, Tsinghua University. Relevant government departments and supervision departments in the field of REITs, international REITs industry organizations, financial institutions, originators, investors, experts and scholars gathered to discuss the development and improvement of the REITs system and industry opportunities.

Lin Deqiong, Executive Vice President of China Minsheng Trust Co., Ltd., and Nie Meisheng, Founding President of China Real Estate Chamber of Commerce, made opening speeches respectively. Wu Xiaoling, former Deputy Governor of People's Bank of China and President of PBC School of Finance, Tsinghua University also commissioned Wang Xian who is the seminar moderator and Director of Real Estate Finance Research Center, PBC School of Finance, Tsinghua University to deliver a speech. In their speeches, they discussed in depth the development opportunities of China's REITs in the domestic and international dual circulation pattern. Steve Wechsler, CEO of NAREIT and Dominic Mollenhaut, CEO of the EPRA addressed the conference via video link respectively, expressing their expectations for the development of REITs in China.

Centering on the theme of “Development Opportunities of Publicly Offered REITs under the Dual Circulation Pattern”, Wei Yingning, former Vice Chairman of China Banking and Insurance Regulatory Commission, Chen Xiangjing, Director of Pension Management Department of National Council for Social Security Fund, the People’s Republic of China, Li Hui, Deputy General Manager and Member of the Party Committee of Shenzhen Stock Exchange, Chen Chunyan, Secretary General of Asset Management Association of China, Wang Yi, General Manager of Housing Finance and Personal Credit Department of China Construction Bank, Fan Yuhui, General Manager of Yingda Asset Management Co. Ltd., Pan Dong, General Manager of Everbright Wealth, Shi Junpeng, Vice President of China Minsheng Trust Co., Ltd., Lin Deliang, Chairman of the Board, Executive Director and Chief Executive Officer of Yuexiu REIT, Wang Cheng, Executive General Manager of Investment Banking Division and REITs business Executive, CICC delivered speeches respectively to analyze the development opportunities of REITs from various aspects.

In the round table discussion, participants discussed in depth how to construct the ecology of REITs and enhance the value of REITs from the perspectives of supervision and originators respectively, so as to offer suggestions for the development of REITs in China.

Under the theme of “Building Consensus and Constructing REITs Ecology”, Wang Xian, Vice President of China Academy of Financial Research and Director of Real Estate Finance Research Center, PBC School of Finance, Tsinghua University, and Liu Hongyu, Director and Professor of Real Estate Research Institute, Tsinghua University, Zhao Xiaoying, Vice President of CCB Housing Services Co., Ltd., Ji Shaojun, General Manager of Infrastructure Investment Division, China Life Investment Holding Co., Ltd., Zhang Liao, Chairman of Shanghai Jibang Investment Consulting Co., Ltd., and Xie Caihan, Chief Representative of SGX Beijing Representative Office discussed how to safely bring infrastructure REITs project to market from a regulatory perspective.

In terms of the operation of publicly offered REITs, Wang Gang, Secretary General of China REITs Alliance, Yu Yanyan, General Manager of Asset Securitization Business Department, Yingda Asset Energy REITs, Lin Deliang, Chairman of the Board, Executive Director and Chief Executive Officer of Yuexiu REIT, Zeng Jing, Managing Director of Capital Market Division, EBA Investments, Li Wei, General Manager of Enterprise Development and Investment Department, Beijing Sinnet Technology Co., Ltd., and Yang Kun, General Manager of Shanghai Jinshundong Investment Management Co., Ltd. (under JJD Digits) discussed how to select high-quality assets and focus on asset management capability from the perspective of originators.

In addition, aiming at the investment, financing and management of infrastructure REITs, the seminar also organized special closed-door symposium from the perspectives of REITs managers, investors, asset management parties and service institutions, so as to find problems, put forward suggestions, analyze practices and explore the future.

Xiao Gang, former Chairman of China Securities Regulatory Commission, made a summary speech, fully affirming the development potential of REITs in China.

The seminar aims to strengthen the exchange and cooperation among all participants of REITs, discuss the areas to be further improved and some problems to be solved in the development of publicly offered REITs, so as to facilitate the smooth launch of infrastructure publicly offered REITs and promote the construction and development of China's REITs market.
